Rent or buy at Raffles Residences Jakarta? The arithmetic, and the in-between path
Three ways in
| Route | What you commit | What you learn |
|---|---|---|
| Stay at The Raffles Jakarta hotel | A few nights at the hotel rate | The service, the lobby, the pool and the Long Bar, and the neighbourhood at different hours |
| Lease a home from an owner, if one is open | A lease term and a deposit | The home itself: light, noise, the lift, the service charge in practice |
| Buy from an owner | IDR 30 bn or more, plus up to about 6% in costs | Nothing you could not have learned first, which is the point of the other two |
The hotel is a genuine advantage of this address: it sits in the same complex and runs the services you would be buying. Whether a lease is open at any given time depends entirely on the owners. We can tell you what is available now; we cannot promise it.
What buying costs in one line
A purchase of IDR 30 billion from an existing owner is best planned at up to roughly IDR 31.8 billion once acquisition duty (up to about 5%) and notary fees (roughly 0.5–1%) are included. The details are in our price guide. Every 1% a year that IDR 31.8 billion could have earned elsewhere is about IDR 318 million a year, or IDR 26.5 million a month. That is the quiet cost of owning a home outright.
What rent would justify buying as an investment
We publish no rents for this building and will not guess. What we can do is reverse the sum: the table shows the monthly rent that a IDR 30 billion purchase needs to reach a given yield, and what is left after an illustrative service charge of IDR 40,000 per m² per month (about IDR 228 million a year on roughly 475 m²). Vacancy, tax, furnishing and agent fees would reduce it further.
| Monthly rent | Gross yield on IDR 30 bn | After illustrative service charge, on IDR 31.8 bn |
|---|---|---|
| IDR 75 M | 3.0% | 2.1% |
| IDR 100 M | 4.0% | 3.1% |
| IDR 125 M | 5.0% | 4.0% |
| IDR 150 M | 6.0% | 4.9% |
| IDR 200 M | 8.0% | 6.8% |
Arithmetic for illustration, not a forecast and not a statement about actual rents.
Read the table as a question for any lease evidence you are shown: does the rent sit near the top of this table, or well below it? If it sits well below, you are buying a home, not a yield, and that is a perfectly good reason to buy, as long as you know it.
The cost of changing your mind
Buying and later selling has a built-in cost. Entry costs of up to about 6% (IDR 1.8 billion on IDR 30 billion) plus the seller’s final income tax of 2.5% on exit (IDR 750 million) add up to about IDR 2.55 billion, roughly 8.5% of the price, before any change in value. Against a rent of IDR 125 million a month, that is about 20 months of rent. It is the minimum price of discovering that this is not your home after all, and the strongest reason to test first.
Colliers described South Jakarta apartment pricing as broadly flat into early 2026, so we would not build a plan on price growth to cover that gap. Hold long enough that the costs spread thinly, or do not buy.
If you are a foreign buyer
Foreigners are eligible to buy and own, freehold. Freehold can be inherited.
Which route fits you
- Under three years in Jakarta: stay at the hotel or lease. The round-trip cost of buying is hard to recover in that time.
- Three to seven years, and you already know you like Kuningan: lease first if a home is open, then buy the one you have lived in or one like it.
- Long-term base, with the service as the point: buy, once you have walked the building at 8 a.m. and 6 p.m. and read the service charge.
- Yield first: run the table with real lease evidence before you go further.
Questions to ask before either route
- Is a lease open now, and for what term and deposit?
- Does the owner also want to sell, and at what price?
- What is the current service charge, and which services are billed on top?
- Who pays which tax, and is it in the offer?
- Can the home be let if you leave, and who manages it?
We can tell you what is open this month. Availability changes faster than any article: a lease that is open today, a seller who has just lowered their price. Tell us how long you plan to stay and we will tell you which route makes sense and what is on offer.
Ask what is openFrequently asked questions
Can I rent at Raffles Residences Jakarta?
Homes are sold by existing owners; whether an owner leases at any moment varies. The hotel, The Raffles Jakarta, is in the same complex if you want to stay first. Ask us what is open now.
How much is the rent?
We publish no rents for this building. The table in this guide shows the rent a IDR 30 billion purchase would need to reach a given yield, which is a way to judge any lease evidence you are shown.
What does it cost to buy and later sell?
Buyer costs of up to about 6% plus a seller’s final income tax of 2.5% add up to about IDR 2.55 billion on IDR 30 billion, roughly 8.5% of the price. Confirm current rates with a notary.
Is buying better than renting?
Buying suits a long stay and a buyer who values the home itself. For a stay under about three years, renting or staying at the hotel is usually cheaper once the round-trip cost is counted.
Can foreigners buy?
Foreigners are eligible to buy and own, freehold. Freehold can be inherited.
What is the downside of buying here?
A high entry price, up to about 6% in costs, running costs every year, and a resale that may take longer because few buyers can write a cheque of IDR 30 billion or more. Testing first with a stay or a lease reduces the risk.
