How to choose a branded residence in Jakarta: what you really pay for a hotel name
What a branded residence is, and what it is not
In a branded residence the developer builds and sells the homes, and a hotel operator lends its name and runs the services under an agreement. You own the home. You do not own the brand or the hotel, and the service you receive depends on the agreement between the developer, the owners’ body and the operator. That is not a weakness; it is simply the structure you should understand before paying a premium for it.
At Raffles Residences Jakarta the roles are published: PT Ciputra Property (Ciputra Group) developed it, RTKL designed the architecture, HBA Singapore the interiors, and Accor manages the services under the Raffles Hotels and Resorts brand. Eighty-eight four-bedroom homes sit on floors 26 to 60 of a tower separate from the hotel and mall.
How big is the brand premium
Savills’s latest branded-residences study puts the global average premium over comparable unbranded homes at about 33%, and Knight Frank’s research at around 30%. Both say it varies widely by city, and Savills reports very different figures between cities, so a global average is a direction, not a price for Jakarta. Jakarta is a young market for the format and published transaction evidence is thin. The premium is also an asking-price effect; it does not guarantee that you will recover it when you sell.
What 1887 does and does not tell you
Raffles Hotel Singapore opened in 1887, was founded by the Sarkies brothers and was declared a National Monument in 1987. Accor took ownership of the Raffles brand in 2016 through its purchase of the Fairmont Raffles Hotels International group, and the Raffles Jakarta hotel opened in March 2015 as the first Raffles in Indonesia. Heritage explains why the name carries weight with buyers. It does not tell you how a particular building’s services are run today, which you can only judge by visiting and asking.
Eight things to check before you buy
- The operating agreement. Who signed it, how long it runs, and what happens to the services and the name if it ends or changes.
- What the service charge includes. List what is in the charge and what is billed separately. At Raffles Residences the charge covers the concierge, security, common areas, level-26 facilities and basic building management; butler, housekeeping and catering are extra.
- The à la carte prices. Ask for the hourly or per-service rates for the extras in writing, because that is where a hotel-serviced home can quietly become expensive.
- The owners’ funds. How the sinking fund is held, how increases are decided, and the last three years of statements.
- Use restrictions. Whether you can let the home, for how long and through whom, and what the house rules say about guests, staff and renovation.
- How the area is measured. Net, semi-gross or gross. Raffles Residences publishes both net (424.88–433.80 m²) and semi-gross (470.60–479.13 m²); compare any other project on the same basis.
- Resale evidence. What comparable homes sold for, and how long they took. Without a developer price list, this is your only price discovery.
- Title and documents. Confirm the title and the transfer documents for the specific home before you pay a deposit.

When the premium is worth paying
Count the services you would genuinely use in a normal month: the butler, the housekeeping, the catering when you host, the hotel’s spa and pool, a concierge who books the table and the car. If the list is long, you are buying time and ease, and a premium is easier to justify. If you would mostly use a private lift and a view, a comparable home without the brand may give you the same life for less. Be honest about which buyer you are.
How to compare more than one
Jakarta has several hotel-branded and serviced residences, and they are not interchangeable. Run each through the same eight checks and put the answers side by side: the operating agreement, the cost of the extras, the area measure and the evidence on resale. The differences usually appear in the second and third columns, not in the brochure. We can do that comparison for you.
Bring your shortlist. Tell us which branded residences you are weighing and what matters most (services, privacy, location or price), and we will run them through the same checklist and tell you plainly which one fits and which one does not.
Compare my shortlistFrequently asked questions
What is a branded residence?
A home built and sold by a developer and serviced under a hotel brand’s name through an operating agreement. You own the home; the operator supplies the name and the services.
Why do branded residences cost more?
They carry a service layer and a name. Savills puts the global average premium at about 33% and Knight Frank at about 30% over comparable unbranded homes, with wide variation by city.
Is a branded residence a better investment?
Not automatically. The premium is paid up front and is not guaranteed to be recovered on resale. Judge a purchase on the home, the services you will use and verifiable comparable sales.
Does the brand guarantee the service?
No. The service depends on the operating agreement and how the building is managed today. Ask how long the agreement runs, what the charge covers and what extras cost.
Who operates Raffles Residences Jakarta?
According to the project information, Accor manages the services under the Raffles Hotels and Resorts brand, with services delivered by The Raffles Jakarta hotel.
What is the downside of a branded residence?
A premium that may not be recovered, service costs that recur every year, dependence on an operating agreement, and, at Raffles Residences, a resale-only market without a developer price list.
