Where exactly is it?

Raffles Residences Jakarta is inside Ciputra World 1, at Jl. Prof. Dr. Satrio Kav. 3-5 in Karet Kuningan, South Jakarta. The project describes its position as the heart of the Golden Triangle, the junction of Jakarta’s three main arteries: Jl. Sudirman, Jl. Gatot Subroto and Jl. Rasuna Said.

The complex is a mixed-use address: the Raffles Jakarta hotel, which opened in March 2015 as the first Raffles in Indonesia; Lotte Mall; the DBS Bank Tower; and Ciputra Artpreneur, a museum, gallery and 1,200-seat auditorium. The residences are in a separate tower, levels 26 to 60, with a private entrance and a lobby guarded around the clock. In practice you live above a hotel and a mall without sharing a door with either.

What you can walk to

These are straight-line distances from the address, measured on OpenStreetMap data, with walking time at a brisk 4 km/h. Allow more for crossings, heat and rain.

The first three rows are the point. Lotte Mall and Ranch Market are essentially downstairs and ITC Kuningan is a short walk, so the daily errands (groceries, a pharmacy, a coffee) do not need a car. The map lists 110 cafés, restaurants and bakeries within 1 km, and the nearest are inside Lotte Mall, roughly 30 to 70 m from the door.

Getting around: honest numbers

There is no station at the door. The nearest rail is the Rasuna Said LRT station, 960 m away, then Kuningan LRT at 1.1 km and Bendungan Hilir MRT at 1.2 km. A TransJakarta stop sits in front of Lotte Mall, with several corridors passing the complex.

For everything else you will use a car or a driver. The project quotes about 5 minutes to Mega Kuningan and to Jl. Sudirman and about 10 minutes to SCBD, with a direct route to Mega Kuningan that avoids the main roads. Those are typical drive times; at the evening rush they can be longer, so test the route you will actually drive.

Embassies and offices: why people choose Kuningan

The map lists 22 embassies within 1 km and 56 within 2 km. The closest is the Embassy of China at about 240 m, and a cluster of Nordic and Latin American missions (Denmark, Norway, Sweden, Finland, Uruguay, Peru) sits within roughly 425 to 470 m. Office towers such as Menara Caraka (290 m), Menara Rajawali (430 m) and the two Menara Dea towers (about 500 m) are a few minutes’ walk away. For diplomats and for executives with offices in Kuningan the commute is short, which is much of the reason this address appeals to them.

Hospitals, schools and the family question

Four hospitals sit within about 1.1 km: Siloam (930 m), Rumah Sakit Jakarta, MMC and Mayapada Kuningan. Check international-patient services and emergency arrangements with each directly.

Schools are the weak spot of the data and, for families, of the location. The nearest international school listed is Jakarta International School, 2.7 km away, followed by Binus International at about 4.4 km and the Australian Independent School and the French School at around 6 km. OpenStreetMap coverage of schools is incomplete, so treat this as a floor rather than a full list, and plan the school run: with four-bedroom homes, it will decide your mornings.

Hotels, dinners and a quiet drink

Within about 500 m are the Oakwood Premier Cozmo, Ascott Sudirman and JW Marriott, with the Ritz-Carlton Jakarta at 610 m. Most hotel restaurants welcome non-guests. For bars, JJ Royal Brasserie is inside the complex and The Raffles Jakarta has its Long Bar; the nearest outside are Blu Martini (about 510 m), HW Helen’s Live Bar (about 550 m) and Aphrodite (about 680 m).

Green space and exercise

Green space around Kuningan is small and scattered: the nearest listed parks (LIPI Park, BKPM Park, Taman DJP, Taman Karbela) are 860 to 960 m away. This is a district you exercise in rather than stroll through. At home you have the gym on level 26 and the Raffles Jakarta spa, pool and tennis court; further out, Gatsu Sports Center (310 m) and Futsal Koe (about 360 m) are the nearest public courts, with Padel Pro Satrio about 800 m away.

Picture a weekday

Picture a Tuesday. A swim in the hotel pool before the day starts. Coffee at a café inside Lotte Mall. A driver takes you to SCBD in about ten minutes, or you walk to a meeting at Menara Caraka. Groceries on the way home at Ranch Market, a few steps from your lobby, and an evening that stays in the building or goes no further than the hotel’s Long Bar. None of it needs more than a short drive, and most of it needs none. What the map cannot tell you is how that morning feels from floor 40, which is what a viewing is for.

What the map does not show

Kuningan is a business district. Traffic is heavy at rush hour, pavements are interrupted by roads, and the heat decides some walks. Rail is near enough to be useful but not near enough to do without a car. The data is a 2026 OpenStreetMap extract: opening hours change and venues close. Drive your real routes at 8 a.m. and 6 p.m. before you decide.

The project also states that Ciputra World 1 is built beyond the government’s earthquake regulation and that the Kuningan-Setiabudi area sits at fairly high elevation with modern drainage. That is the project’s own statement; ask building management for its maintenance and flood record, as you would anywhere in Jakarta.
