57 Promenade price list and Rent-to-Own: how your first year of rent becomes the down payment
The prices, in one table
These are the starting prices as of October 2026. Every figure includes VAT.
| Unit | Starting from (incl. VAT) |
|---|---|
| 1BR | IDR 4.4 billion |
| 2BR | IDR 5.3 billion |
| 3BR | IDR 12.5 billion |
| Penthouse 365 m² | IDR 30 billion |
| Penthouse 730 m² | On request |
“Starting from” means the lowest-priced unit of that type on offer today. The tower (City57 or Sky57), the floor, the view and the size all move the number: the one-bedrooms alone run from 55 m² in City57 to 81.91 m² in Sky57. Units come furnished or semi-furnished, so ask which one a given price refers to.
How Rent-to-Own works
Think of the first year as a long, paid viewing. You move in as a tenant. The rent you pay during that first year is then treated as your down payment when you buy and take a mortgage (KPA) in the second year. You live in the apartment for twelve months without handing money to a landlord that you never see again.
There are three real advantages. You find out how the building feels at 8 a.m. and at 6 p.m. before you commit. The down payment is built up month by month instead of leaving your account in one go. And you arrive in a unit that is already furnished or semi-furnished.
What to get in writing before you sign
- How much of the first-year rent counts toward the down payment: all of it, or a share.
- Whether the purchase price is fixed for year two or can change.
- What happens if the bank does not approve your mortgage, and what you lose if you walk away.
- Which units the plan covers, and what “furnished” and “semi-furnished” include.
- Who pays for wear and tear during the rental year.
Who it suits, and who should think twice
Rent-to-Own fits buyers who are waiting for their mortgage profile to be ready, people relocating to Jakarta who want to try Thamrin before they buy, and anyone who prefers to spread the down payment over a year. If you have the cash and expect prices to rise, buying outright now may be the better deal, and if your mortgage approval is uncertain, ask the bank first.
