Is 57 Promenade right for you? An honest look at who it suits and the trade-offs
Short answer: 57 Promenade suits people who want to live on foot between Bundaran HI, the MRT and the big malls, with water and a high-floor pool on site. It suits you less if you want quiet low-rise streets, large entry-level units, or a finished neighbourhood, because phase 2 is still to come.

What it does well
- You can live without a car. Grand Indonesia, Plaza Indonesia, Agora Mall, the MRT and several five-star hotels are within a short walk.
- Water and a skyline. A reservoir next door and an indoor pool on the 59th floor.
- A gentle way in. Rent-to-Own lets the first year of rent become the down payment, and units come furnished or semi-furnished.
The trade-offs
- Thamrin is busy. It is one of Jakarta’s main arteries, so expect traffic and noise at the edges of the day.
- It is still being built around you. Phase 2 adds offices, a serviced-apartment tower and a retail promenade on the same site, and the MRT station at Bundaran HI is being expanded, with a new concourse targeted for 2027.
- Entry units are compact. A 55 m² one-bedroom is a city pied-à-terre, not a family home. If you want large rooms from the start, look at the 3BR or at our Two Sudirman residences, whose two-bedrooms start at 175 m².
- The reservoir is infrastructure. Enjoy it as a view and a walk, not as a lake.
- Running costs are not published here. Ask for the service charge in writing.
Our advice
Come on a weekday at 8 a.m. and again at 6 p.m. Walk to Grand Indonesia and to the MRT yourself. If you still like the address after that, the Rent-to-Own plan is a low-pressure way to find out whether you like living there.
