A famous address is a feeling. A building is a system of air, water, light and access. Savyavasa Dharmawangsa was topped off in February 2024 and handed over from Q2 2025, so it was designed around what a Jakarta home needs now: filtered air, tap water you can drink, and one app for the whole apartment.

What an IDR 30 billion budget buys at Savyavasa
- Two 3BR apartments (195/197 m² each) at IDR 15 billion each: IDR 30 billion.
- A 3+1BR (IDR 19.6 billion) and a 2BR (IDR 10.05 billion) together: IDR 29.65 billion, still under IDR 30 billion.
- One 4BR (264 m²) at IDR 20.5 billion, with IDR 9.5 billion to spare.
What “new” means at Savyavasa
- Indoor air passes through PM 2.5 filtration integrated at source, at building level, so you do not buy a purifier for the living room, bedroom or study.
- Tap water is specified to a drinkable standard in the kitchen, the bathrooms and every access point. The bottled-water bill and the plastic waste go away.
- Habitap makes it Indonesia’s first AI-integrated residence: climate, lighting, curtains, kitchen appliances, door access, visitor approval and package notification from one app, with voice control and WhatsApp-linked facility booking.
- License plate recognition opens the parking barrier, EV charging stations are in the compound, and each unit has multiple assigned, covered bays.
- Green Mark Gold from Singapore’s BCA evaluates energy performance, water conservation, material sustainability and indoor environmental quality. Savyavasa is the first residential project in Jakarta to hold it.
- Double-glazed low-e windows cut heat and sound while still opening fully, and every unit is specified for natural cross-ventilation.
- LED and T5 lighting, composting, water recycling and soil moisture sensors keep the urban forest green without over-watering.
- Gaggenau and Liebherr in the kitchen, Duravit in the bathroom.
Where The Residences at Dharmawangsa is stronger
It is an established, mature address, and a 302 m² unit has been listed there. If the largest possible floor plate matters more to you than a new building’s systems, and you are comfortable with a building completed around 2008 to 2011, it deserves a viewing. The biggest remaining Savyavasa unit is 264 m².
Six questions to ask any seller
- Is the indoor air filtered for PM 2.5, and at building level or only in some units?
- Is the tap water treated to a drinkable standard, and can I see the specification?
- Is there a smart-home system, and what exactly does it control?
- Does the building hold an independent green certification, and which one?
- When was it completed, and are residents already living there?
- Can I inspect a live unit rather than a mock-up?
The cost of waiting
Tower 1 is sold through and one 4-bedroom with an SCBD view remains. The forest is already there, the residents are already in place, and the unit count is not going up.
