57 Promenade marketing gallery: what to expect, where to go, and what to ask
Where is the marketing gallery?
The marketing gallery sits on-site at the 57 Promenade development on Jl. Teluk Betung I No. 57, Kebon Melati, Tanah Abang, Jakarta Pusat. If you are coming from Jl. M.H. Thamrin, turn east onto Jl. Teluk Betung I — the gallery is on the left side, within the construction hoarding. Look for the signage; it is visible from the street.
If you are arriving by MRT, Dukuh Atas BNI station is the closest — about 540 metres south, an 8-minute walk. BNI City commuter rail station is even closer at 400 metres. From either station, walk north along the Thamrin corridor and turn east onto Jl. Teluk Betung I.
By car or ride-hailing, tell your driver "57 Promenade, Jalan Teluk Betung Satu" — most Jakarta drivers know the Thamrin area well. There is parking at the gallery. If you are coming from south Jakarta, expect 20–35 minutes depending on traffic.
What will you see inside?
Marketing galleries for Jakarta developments follow a fairly standard format, and 57 Promenade's is no exception. Here is what to expect.
The scale model. The centrepiece of any marketing gallery is the architectural scale model — a physical miniature of the entire development showing both towers (Sky57 at 50 storeys and City57 at 24 storeys), the podium, the waterfront promenade, and the surrounding context including Grand Indonesia and the Thamrin corridor. This gives you a spatial understanding that floor plans alone cannot provide. Pay attention to the orientation of each tower — where the sun rises and sets relative to different unit facings, which units look toward the city and which face other buildings.
Floor plan displays. You will see the floor plans for every unit type, typically mounted on walls or displayed on screens. 57 Promenade offers units ranging from 1-bedroom layouts (approximately 55 m² in City57, approximately 82 m² in Sky57) through to 3-bedroom units (approximately 183 m²) and the penthouse level. Each floor plan shows the layout, dimensions, and the position of the unit within the tower.
Material and finish samples. The gallery typically displays the actual materials that will be used in the apartments — marble flooring, parquet for bedrooms, bathroom fittings (TOTO), kitchen fixtures (Franke), door hardware (Baldwin), and the double-glass curtain wall system. Being able to touch and see these materials in person is genuinely useful. Brochure photos can make anything look good; the physical samples tell you about the actual quality level.
The sales presentation. A sales consultant will walk you through the development — the concept, the developer (Intiland, listed on the IDX as DILD), the timeline, and the pricing. This is where you get into specifics: which units are available, what the payment terms look like, and what the current promotions are. Expect this to take 20–40 minutes depending on how many questions you ask.
What questions are worth asking?
Most buyers visit a marketing gallery, look at the model, nod at the floor plans, and leave with a brochure and a vague sense of the price. That is a missed opportunity. The gallery visit is your chance to get specific answers that are not in the brochure. Here is what to ask.
On the unit itself:
- "Which specific units on which floors are still available in this type?" — Availability changes weekly. The brochure shows all unit types; the sales team knows which ones are actually still on the table.
- "What is the ceiling height for this unit?" — 57 Promenade's ceilings range from 2.9 m to 3.2 m depending on the unit and floor. Confirm the exact number for the unit you are interested in.
- "Can I see the view simulation from this floor and facing?" — Many galleries have digital tools or printed views from specific floors. A 15th-floor unit and a 45th-floor unit in the same stack have very different outlooks.
- "What are the unit's exact dimensions after the columns?" — The brochure number is semi-gross. Ask for the net usable area after structural columns are deducted.
On payment and pricing:
- "What payment schemes are available — hard cash, staged cash, KPA/KPR, and Rent-to-Own?" — 57 Promenade offers a Rent-to-Own programme, which is unusual for a new development. Ask for the specific terms.
- "What is included in the price — is VAT included? BPHTB? Sinking fund? Notary fees?" — This is where the "all-in" number and the headline price can diverge. Get the full cost breakdown on paper.
- "Are there any current promotions or incentives?" — Developers run periodic promotions. Ask what is active today and when it expires.
- "What is the maintenance fee per square metre per month?" — This is your ongoing cost. For a luxury development on Thamrin, expect it to be higher than suburban projects.
On construction and handover:
- "What is the current construction progress, and what is the estimated handover date for my unit?" — Sky57 and City57 may have different timelines. Get the specific schedule for the tower you are considering.
- "What happens if handover is delayed? Is there a penalty clause in the PPJB?" — Delays happen in Jakarta construction. Understand your contractual protection.
- "Can I visit the construction site?" — Some developers allow site visits at certain stages. Seeing actual progress is more reassuring than a timeline on paper.
On the building and facilities:
- "How many units per floor, and how many lifts serve each tower?" — This determines your daily experience more than the pool does. Fewer units per floor and more lifts mean less waiting and more privacy.
- "What is the pet policy?" — If you have pets or plan to, ask now. Building rules vary.
- "What facilities are confirmed and which are subject to change?" — The brochure shows a wish list. The PPJB specifies what is contractually committed.
How should you prepare for the visit?
A few things will make your visit more productive:
- Know your budget range before you go. The sales team will ask what you are looking for. Having a clear budget and a preferred unit size saves time and lets them show you the most relevant options.
- Bring a tape measure or a laser measurer. If the gallery has a show unit or a mock-up room, measuring the actual space is more useful than reading dimensions on a plan.
- Take photos of everything. Floor plans, material samples, the scale model from multiple angles, the price list, the payment schedule. You will want to review these later when you are not standing in a sales environment.
- Bring someone who is not buying. A partner, a friend, a colleague. Someone who is not emotionally invested in the property will notice things you miss and ask questions you would not think of.
- Do not sign anything on the first visit. This is standard advice, but it bears repeating. A good property will still be there next week. Take the information home, review it calmly, and come back if you want to proceed. No legitimate promotion expires in 24 hours.
Can you visit through an independent advisor instead of going alone?
Yes, and there are practical reasons to do so. An independent property advisor — like our team at PT Berjaya Global Makmur — can accompany you to the gallery or arrange a private viewing on your behalf. The advantages:
- Pre-filtered information. We can tell you which units are available, what the current pricing looks like, and whether the property fits your requirements before you visit. This saves you a trip if it is not a match.
- Negotiation context. We work across multiple developments in Jakarta and can give you context on how 57 Promenade's pricing and terms compare to the broader market — information the developer's sales team will not volunteer.
- Language support. If you are an expat and your Bahasa Indonesia is limited, we can ensure nothing is lost in translation during the sales presentation and contract review.
- No additional cost. Independent advisors in Jakarta are compensated by the developer, not the buyer. Using an advisor does not increase your purchase price.
What should you do after the visit?
Go home and sit with the information for at least 48 hours. Review the floor plans, compare the pricing to your budget, and think about the practical questions: How long is your commute from here? Do the facilities match your lifestyle? Is the handover timeline realistic for your plans?
If you are comparing 57 Promenade to other developments, make a simple spreadsheet: price per square metre, maintenance fee, handover date, distance to your office, number of units per floor. The numbers will tell you things that the marketing materials deliberately leave vague.
And if you have questions after the visit — about things you forgot to ask, or details that were not clear — reach out. We are happy to get you answers without requiring another trip to the gallery.
